DESCRIPTION
YOUR NEW HOME

Step inside and the first thing you notice is the light. This is a home that lives big, breathes, and gives you room to spread out. Crisp, contemporary finishes run throughout, and the detail is best seen in person.

The flex two layout is the whole point. A proper partition wall adds a 2th private room to the plan, each one sized for a full-size bed and a desk, with the living and dining space left entirely intact. You get 2 genuine bedrooms and a real living room, at a rent that normally buys 1.

THE BUILDING

Co-op / Elevator Cooperative, Community District 106. The lobby is held by a full-time doorman and a full-time superintendent: the quiet luxury you feel every single day, and the reason a package is never a problem again.

THE NEIGHBORHOOD

Kips Bay and Murray Hill are residential in a way the rest of Midtown is not. The building stock runs to mid-century white brick and brownstone side streets rather than towers, the grid is flat and easy to walk, and life happens out on the avenues. Grand Central, Madison Square Park and the East River all sit a few blocks from your corner.

A weekend can start indoors at the Morgan Library & Museum, 225 Madison Avenue between 36th and 37th. Madison Square Park keeps a rotating program of public art. Grand Central Terminal's shops are open daily from 5:15am to 2am, and Kalustyan's on Lexington Avenue is a destination in itself: the spice and international pantry shop that anchors Curry Hill. Groceries are easy. Trader Joe's is at 200 East 32nd Street, Grand Central Market sells meat, fish and produce inside the terminal, and Utopia Bagels is at 120 East 34th.

Eating here is the main event. Curry Hill fills Lexington Avenue in the high 20s and low 30s: Pongal at 103, Taste From Everest at 102, Haandi at 113, Hyderabadi Zaiqa at 184, with Vatan at 409 Third Avenue. The delicatessen tradition holds at 2nd Ave Deli, 162 East 33rd, and Sarge's at 548 Third. Third Avenue through the 30s is a continuous run of restaurants, bars and counters, Shuya at 517 and Beef Up Noodle at 350 among them. Nonna Dora's Pasta Bar is at 606 Second and Leonetta at 181 Lexington. The original Shake Shack still stands in Madison Square Park.

The parks carry the history. St. Vartan Park, between East 35th and 36th, opened in 1904 as St. Gabriel's Park and was renamed for the cathedral nearby; it has a roller skating track and handball, shuffleboard and horseshoe courts. The Asser Levy Recreation Center at East 23rd Street has an indoor pool. Grand Central is the anchor: Vanderbilt Hall, the Whispering Gallery, the clock.

GETTING ANYWHERE

The 6 runs under Lexington Avenue with stops at 28th Street, 33rd Street and Grand Central-42nd Street, where the 4, 5, 7 and S all converge. At 23rd Street you can pick up the R and W alongside the 6, which puts Madison Square Park minutes away. NYC Ferry's East River route sails from the East 34th Street landing to Hunter's Point South, Greenpoint, North and South Williamsburg, DUMBO/Fulton Ferry and Wall Street. For rail, Metro-North leaves from Grand Central Terminal and the Long Island Rail Road from Grand Central Madison, directly beneath it.

MURRAY HILL

Fun Facts and History of Murray Hill

In 1762, successful merchant Robert Murray decided to build a Mansion and farm on a desolate portion of Manhattan. His farm started from modern day 32nd street and extended north to about modern day 38th. The Murray estate would go on to play a major role in the Revolutionary War when another member of the Murray family, Mary Murray, invited the British to tea, giving the defeated American army enough time to escape Manhattan.

The land would remain in the hand of the various Murray's until 1835 when a fire swept the land that the Murray's had been renting to various people and government bodies. Around the 1850's row houses began being built in the area, and they soon became very popular with the…
