DESCRIPTION
Hi, I am posting about a lease takeover/assignment for unit 14G in 685 First Avenue starting 1/1/23 and ending 11/30/23 - 11 months. Can be made available as soon as 12/19/22.
This is NOT a sublet - any renter would take over the lease directly from the building and be a normal renter like anyone else in the building.
Rent of $3,995 if start date is 1/1/23 or earlier (will give $1,144 upfront).
You would be stepping into a "COVID deal", with a monthly rent of $4,099, including membership at the building's incredible gym/pool/club/movie theater for two people. These units (K and G line) are currently on the market for roughly $5,300+ (take a look on StreetEasy). This rent is ~$900 per month lower than the cheapest studio being offered in the building currently.
Apartment will be delivered as is but with no furniture etc.
Please reach out quickly if interested! I am not taking any sort of fee etc. or asking any more than the stated rent of the lease, I just want to get this done asap.
Here is a description of the unit:
Enormous One Bedroom with Floor-to-Ceiling Windows, Laundry-in-Unit and First-Class Amenities!
Unit faces the city; you can see the Chrysler building out of the bedroom and living room.
Residence:
This lavish one bedroom home boasts 900 sqft of luxury with floor-to-ceiling windows, white oak flooring, and only the highest quality materials flowing from one large space to the next. The kitchen was meticulously hand-crafted with custom white Italian lacquered cabinets, complemented by a clean tile backsplash, Caesarstone quartz counters, and high-end stainless-steel appliances, including a dishwasher.
The oak flooring perfectly contrasts the light wall hues and sunlight filling the open-concept living and dining room. The dining area is large enough for a long table creating a banquette style option for larger, more formal dinner parties, as well as a lounge area, creating a comfortable and relaxing environment for guests; a perfect blend of functionality and elegance.
The perfect combination floor-to-ceiling windows, natural light, and elegant finishes create a sophisticated bedroom oasis. The marble-clad bathroom features a sweeping quartz-counter, polished silver hardware and a deep soaking tub.
Additional amenities residents can enjoy within this apartment include an in-unit washer and dryer, dedicated lighting systems that can be controlled in each room to create a different experience for all who enter, numerous storage options, and multi-zoned heating and cooling system.

MURRAY HILL
Between 32nd and 42 street one the east side of Manhattan lies
Murray Hill, the affluent neighborhood that's never lost its classy
image. A long time favorite neighborhood for NYC's elite, Murray
Hill is full of high end establishments and homes.
In 1762, successful merchant Robert Murray decided to build a
Mansion and farm on a desolate portion of Manhattan. His farm
started from modern day 32nd street and extended north to about
modern day 38th. The Murray estate would go on to play a major role
in the Revolutionary War when another member of the Murray family,
Mary Murray, invited the British to tea, giving the defeated
American army enough time to escape Manhattan.
The land would remain in the hand of the various Murray's until
1835 when a fire swept the land that the Murray's had been renting
to various people and government bodies. Around the 1850's row
houses began being built in the area, and they soon became very
popular with the…
