2. ECONOMICS:
Rent $1,595 per month.
This apartment is being rented directly by the OWNER (me), thus you pay NO BROKER FEE (based on a normal broker fee of 15% of the annual rent, the broker fee on this apartment would be $2,871 UP FRONT).
With this apartment, YOU DO NOT PAY a Broker fee.
You do not pay the monthly leasing/"sublet fee" - I do.
Water, gas, and heat are paid by me through my maintenance payment - you thus have no heating bill during the winter (big savings on cold NYC days/nights).

3. LOCATION, LOCATION, LOCATION:
On the map within the photos will find 57th St. between 9th and 10th Avenues and Addison Hall at the far left, right across from the Holiday Inn (now The Watson).
Above Addison Hall you will find St. Luke's Roosevelt Hospital on 58th Street.
A few steps north and you are at Lincoln Center and the Met, a few steps east and you are at Carnegie Hall and a few steps north east and you are at Central Park, Columbus Circle (where you will find Whole Foods, many shops and subway lines).
Immediately south of Addison Hall (57th Street) is Hell's Kitchen, where you will find the Theatre District, Restaurant Row, Port Authority, cross town subways and buses to Grand Central and 5th Avenue.
Great location and neighborhood. You are close to everything, yet it is very quiet and safe. A couple minutes walk to Central Park, Columbus Circle (Whole Food market and shops there as well as subways), Lincoln Center, Carnegie Hall, the Theater District, Restaurant Row, Supermarkets, Gyms, Dance Studios, and all the subways - A, B, C, D, 1, 9, N, R, W, etc.; Buses – including cross town bus to the East side.
Great shops and restaurants all around and in the neighborhood.
A short walk west takes you to Hudson River Park - running from the 57th and the Hudson River south to the Chelsea Piers and Battery Park and north to Riverside Park - this park is 550 acres and the 2nd largest park in Manhattan behind Central Park. At 55th to 57th you will find Clinton Cove, where you will find a cafe and river taxis and picnicking, sun bathing, river views, etc. At Hudson River Park you will converge with the Manhattan Waterfront Greenway - 32 miles of waterfront jogging and biking around the island of Manhattan - all with river views!
This all starts a few steps from your door at Addison Hall.
4. THE BUILDING and AMENITIES:
457 West 57th Street, Addison Hall. The building is a very well maintained full service prewar building - solid construction, thick walls (very quiet!), high 12-foot ceilings, and lots of charm. 24 hour Doormen, concierge, handyman, porters, and on site full time live in super. The apartment has hardwood floors and the bathroom has just been retiled.
3 closets - 2 of which are walk in closets - they are deep and tall. The building has additional storage units, a bike room, vendacard equipped full laundry room; hard wood floors, track lighting throughout, Pullman kitchen with gas/oven and full size refrigerator; cable hookups on east and west walls, and new air conditioner.
Bathroom - first two photos show the bathroom furnished, the 2nd two photos - on the right - show the bathroom after recent retiling and glazing of bathroom - furnish as you desire.
5. APPLICATION PACKAGE:
After we have spoken on the phone and agree to proceed, print the application (which is at the above drop link location) out and submit as noted on the first page of the package if you are interested in renting the apartment. I pay the 25% of the shareholder maintenance noted in the package as a leasing fee - NOT YOU.

HELL'S KITCHEN
Between 34th and 59th street, Hell's Kitchen is the place to be
if you're seeking a good time in Manhattan. A myriad of bars and
restaurants line the streets of 8th, 9th, and 10th avenues while
the streets are adorned with brownstones, apartment complexes and
cute cafes. This once feared neighborhood has become a friendly
place to kick back and have a drink with friends.
Hell's Kitchen started life as several plots of farmland in the
early 1700's. The easy access to the river proved to be perfect for
agricultural pursuits. However, as the city expanded north, more
and more farms were purchased from their owners to make space for
other things, like the construction of New York Hospital in
1911.
The population of the area exploded in the early 1900's. Even
so, the city didn't pay too much attention to the area, which led
to increased poverty and crime. During prohibition, Hell's Kitchen
was the site of several major distilling and rumrunner…
