Hello - I am the current tenant of 45-50 Pearson Street Apt 4Q, Long Island City.  My wife and I are looking to do a lease transfer/assignment of our lovely Long Island City 1-Bedroom apartment.  While we couldn't be happier with the current apartment, we are currently in contract to purchase a new home and are looking to assign our current lease to a lovely replacement resident starting on or around June 1st, 2021.  

Our lease ends March 31, 2022, and you will have the opportunity to renew your lease for a 1 or 2 year term thereafter.

What makes this apartment special?  This is a rent-stabilized 1-Bedroom unit - extremely rare for a recent construction, luxury apartment in Long Island City.  If you are not familiar with rent-controlled units, tenants living these rent-stabilized units can have their rent increased only by a certain legally-mandated percentage set by the NYC Rent Guidelines Board.  In 2020, that rate was 0% for 1-year leases and 1% for 2-year leases.  For you, this means no arbitrary rent hikes or hidden surprises when renewing your lease, what you pay now will largely be what you pay in the coming years.

We are looking to do a full assignment/transfer of our lease, starting on or around June 1st, 2021.  

Our current monthly rent is $3,045.  While we will take the best offer, given the free-month offers in the market today, we are open to negotiating a partial rent discount (either in the form of monthly rental assistance or cash payment)
*Please note that you must meet the landlord's income requirements (annual income of at least 40x monthly rent) to qualify for assignment.
