This means the applicant will take over the current lease which allows it to be resigned at our current rate, way below current market value in the same building.

The building is rent stabilized so rent only increases based on New York City Rent Guidelines. We signed our original lease in 2017 at $3650 and are currently at $3850 in 2022. The new tenant will have the opportunity to renew the lease and lock in their new lease with our apartment rates. For context, the same apartment layout is currently $4300-$4500, so this is a great opportunity to save.

Our current lease is up May 1st and move-in date is flexible. We will be vacating the apartment the week of Dec 12th. We are flexible on the move in date and are also open to discuss the actual rent rate.  

The neighborhood is great with the 2/3, 4/5, D/B/R, and G trains all within walking distance. There are bus stops on the same block that go to Downtown Brooklyn, Dumbo, Clinton Hill and Bed Stuy. It is only 1 subway stop to Manhattan!

There is a Whole Foods a block away, as well as 2 Targets, Dekalb Market, Tacombi, and many other restaurants and bars.  Fulton Hall is on the ground floor of the building which has multiple bars and food options.  

The apartments in this building all have different finishes. Our unit has the upgraded condo finishes that include hardwood flooring, floor to ceiling windows, black out curtains, central heating + air, dishwasher, gas stove, black granite countertops and all stainless-steel appliances. Fun Facts and History of Fort Greene

Fort Greene is named for Revolutionary War General Nathanael Greene, who constructed a fort in the area in 1776. After the war, the area was used to house workers of the new Brooklyn Navy Yard, though several small farms were also still present from the original colony.

Slavery was outlawed in New York in 1827, which allowed the black population of Fort Greene to grow as many people moved to the area seeking work in the Navy Yard. The farmers of the area sold their land to this population and they developed the area as a haven for the abolitionist movement, hosting speakers like Harriet Tubman and Frederick Douglass.

During the 1900's, Fort Greene experienced a cultural boom, opening BAM in 1908…
