Rental requirements:  Pets are negotiable, depending on breed and size, with pet fee appropriate to pet size (typically there is a $250 Pet fee per pet and an additional charge of $25-$75/month. Perspective tenant should be aware that we will check (1) your credit report (550 or higher); (2) check for any past evictions; (3) verify your employment, if applicable; (4) personal income must be sufficient and verifiable with W-2 and pay stub along with a household income of 2.5 x rent; (5) verify your previous landlord references; (6) perform a background screening; and (7) Perspective tenant will need to pay for credit/background check via Zillow or MLS during application submission, no other application fee will apply. This is a non-smoking house; it will not be rented to anyone that smokes. Rent is $2,200/ month, First and Last month are required for move in. Security deposit of $2,000 also required. We use a 12-month lease. Electric and water are the tenant's responsibility. Garbage fees are included in rent.
