DESCRIPTION
Modern luxury living is all yours this summer in this spacious, high-floor studio just steps from the World Trade Center, historic Wall Street, the trendy Seaport, and open and green Battery Park.

Dash to almost anywhere in NYC in mere minutes and without the hassle of transferring lines! Barely 30 seconds walking, and you can head down a flight to Fulton Street subway station at the entrance at Nassau/Fulton with access to A/C/E, 2/3, 4/5, J/Z, and N/R/W.

Pet, plant and pizza friendly for plant dads, cat ladies, and begrudgingly-adulting types alike. Gym, lounges, terrace access are all included in the rent to stay healthy, both physically and mentally, as we start to emerge back into city life, ... starting with delicious NY-style Joe's Pizza right at the corner. Balance is bliss.

Queen bed fits easily in sleeping alcove, while adding a room divider easily gives separation or provides additional privacy.

Entertaining is easy with the ideal layout and the uncommon square footage and open feeling of the space, aided by the large sunny windows - which open to allow fresh air and lovely cross breeze.

Living space is ample, large enough for a sectional or 3 seat soda (currently houses: 3 seat couch, large chair, poofs, coffee table).

Dining area easily fits a dining table seating 4-6 people to enjoy cooking with or for friends and family in the beautifully appointed kitchen.

Chef's kitchen is uniquely well appointed with high-gloss, soft-close cabinets and doors, gas stove with wok burner, very large single-basin sink with garbage disposal(!), dishwasher and fridge all with matching high-gloss facing, and a microwave. The cabinet storage is truly ample. It's a dream kitchen by most standards and a really rare find in Manhattan.

Apt features wall of windows with good light (great light in summer, especially!) and privacy roller shades, 3 of the windows open giving great air and breeze.

2 HVAC floor units keep the unit cozy or crisp (one is sufficient almost always unless it's a heatwave).

Closet space is no worry with one large clothing closet with shelving with long-hanging and two-tiered hanging areas. Extra storage for those Costso runs in the very large utility closet with built-in shelving (I have a full 4 tier shelf rolling rack in there plus laundry baskets).

The long hallway from the door gives residents a wonderful feeling of privacy as they are free from any noise, rare in this quite but friendly building. The entryway is widened near the doorway allowing for a bench, coat/bag/umbrella rack, credenza, or entry table (some combo thereof).

The building (the Lara) provides the best of downtown living with 24/7 staff who go above and beyond for residents. The roof deck is unbeatable with beautiful views of One World Trade, and a sweeping view of the Brooklyn and Williamsburg Bridges forming the iconic Two Bridges Neighborhood.

Two resident lounges are the ideal place to do some quiet work between Zoom meetings, or step out onto the quiet oasis of the large outdoor terrace, a miniature park nestled among the towers of the Financial District. Play with your dog, practice yoga with a friend, or uncork a chilled rose to enjoy the summer.

A media room and fully decked-out kitchen are reservable on the 6th floor.

Stay fit or get swole in the modern gym facility equipped with all major equipment types, free weights, and space to exercise while your laundry tumbles to a fresh and cozy clean next door in the clean and never-full laundry room.

Flexible sublet terms available. Minimum 3 months, up to 6 months. Available through Nov 30, and subletter can enter lease for unit with the building directly at that time if you are looking for a longer-term home.

First month and $1K deposit due prior to move-in. Rent due on the first of the month.

If desired, subletter can sign a new lease for the unit with the building starting Dec 1.
