DESCRIPTION
YOUR NEW HOME

Step inside and the first thing you notice is the light. This is a home that lives big, breathes, and gives you room to spread out. The kitchen is where it lands: stone countertops, top-of-the-line appliances. No brand named. Also yours: generous closet space. And your own washer and dryer, right in the home. No basement, no quarters, no Sunday morning spent guarding a machine.

The flex three layout is the whole point. A proper partition wall adds a 3th private room to the plan, each one sized for a full-size bed and a desk, with the living and dining space left entirely intact. You get 3 genuine bedrooms and a real living room, at a rent that normally buys 2.

THE BUILDING

12 stories. Residents have roof deck, gym / spa, children's playroom, lounge, basketball court, screening room, parking, full service garage / on-site parking and spa / therapy room. The lobby is held by a doorman, concierge and on-site parking: the quiet luxury you feel every single day, and the reason a package is never a problem again.

THE NEIGHBORHOOD

Tribeca is low and wide by Manhattan standards. Former textile and cotton warehouses have become lofts, the blocks are cobbled, and the streets stay quiet even on weekday evenings because almost nothing here is office space. Four landmarked historic districts cover most of the neighborhood, so the cast-iron and masonry facades are largely intact and new construction is limited.

The waterfront is the back yard. Pier 25 carries a turf field, mini golf, a geodesic dome, swings, a climbing wall and a water play area, with panoramic views across Lower Manhattan and New York Harbor; Pier 26 next door opened in 2020 with a science playground and a tidal landscape. City Vineyard sits on the water at 233 West Street, and every June the Tribeca Festival fills the neighborhood with film, television, talks and games. Shopping is a few blocks south at Brookfield Place, 230 Vesey Street, and Westfield World Trade Center under the wings of the Oculus at 185 Greenwich. Whole Foods Market is right in the middle of things at 270 Greenwich Street, with Rigor Hill Market at 227 West Broadway and Trader Joe's at 233 Spring.

The restaurant list is as good as any in the city. Frenchette at 241 West Broadway, Jungsik at 2 Harrison, L'Abeille at 412 Greenwich, One White Street, Locanda Verde at 377 Greenwich and The Odeon at 145 West Broadway, with Au Cheval tucked into 33 Cortlandt Alley and Bubby's at 120 Hudson. For a drink and company: Walker's at 16 North Moore, Smith & Mills at 71 North Moore, Terroir at 24 Harrison and Tiny's and the Bar Upstairs at 135 West Broadway.

Washington Market Park on Chambers Street gives you a tree-shaded playground, a tennis court and basketball, and Hudson River Park runs the whole western edge. Those warehouses were built for the 19th-century cotton and textile trade, in the same cast-iron idiom as neighboring SoHo.

GETTING ANYWHERE

The 1, 2 and 3 have run under the neighborhood since 1918, with stations at Franklin Street, Chambers Street and Canal Street. The A, C and E stop at Canal Street and Chambers Street, and the R and W add Canal Street and City Hall. NYC Ferry is a short walk or ride south at the Wall Street/Pier 11 landing. PATH trains to New Jersey leave from the World Trade Center station immediately south, which puts the whole downtown transit hub within a few blocks of your door.

TRIBECA

The triangle below Canal Street is the cool place to be, especially if you're into historic buildings, cute boutiques, and great food. Surrounded by Canal Street, West Street, Broadway, and Chambers Street, Tribeca is a popular place for the young eclectic professionals of NYC.

Fun Facts and History of Tribeca

Originally used for farmland after the colonization of the Dutch, the land was given to Trinity Church in 1705. The church would own the area for over 100 years, building separate churches and living spaces for the growing population. These homes would later be recognized as one of NYC's first residential neighborhoods beyond the original colonial boundaries.

By the 1840's, several piers had been built in the area, which encouraged trading ships to land there rather than navigate the more difficult East River. This made industry in the area explode, making it a hub for produce and textile creation. The industry of the area only grew after the construction of the subway and…
