DESCRIPTION
YOUR NEW HOME
Step inside and the first thing you notice is the light. This is a home that lives big, breathes, and gives you room to spread out. Underfoot: hardwood floors, warm and wide through every room. The kitchen is where it lands: stainless steel appliances. Also yours: ample closet space. And your own washer and dryer, right in the home. No basement, no quarters, no Sunday morning spent guarding a machine.
The flex three layout is the whole point. A proper partition wall adds a 3th private room to the plan, each one sized for a full-size bed and a desk, with the living and dining space left entirely intact. You get 3 genuine bedrooms and a real living room, at a rent that normally buys 2.
THE BUILDING
20 stories and 177 residences, standing since 1963. Residents have resident storage, laundry room, elevator, live-in superintendent, terraces / balconies and high-rise, post war. The lobby is held by a full-time doorman, concierge and live-in superintendent: the quiet luxury you feel every single day, and the reason a package is never a problem again.
THE NEIGHBORHOOD
From Lenox Hill up through Carnegie Hill and Yorkville this is residential territory. The Fifth and Madison Avenue blocks give way to denser apartment corridors along Second, Third, First and York, and there is open space at both ends of the neighborhood: Central Park on the west side, Carl Schurz Park and its promenade over the FDR Drive on the east.
Three of the Museum Mile institutions sit within a few blocks of each other on Fifth Avenue. The Met is at 1000 Fifth, open late on Friday and Saturday. The Guggenheim is at 1071 Fifth between 88th and 89th, Frank Lloyd Wright's 1959 spiral with a 1,416-foot helical ramp climbing under a domed skylight. Cooper Hewitt, the Smithsonian's design museum, is at 2 East 91st Street. Shopping is the Bloomingdale's flagship at 59th and Lexington and the Madison Avenue run of Cartier, Gucci, Hermes, Prada, Ralph Lauren, Tom Ford and Valentino. For groceries, Citarella is at 1313 Third Avenue at 75th, Trader Joe's is at 405 East 59th in Bridgemarket, and Morton Williams keeps five stores across the neighborhood, including 1251 Third and 1211 Madison.
Jones Wood Foundry at 401 East 76th Street is the one to know: kitchen through the evening and the bar open until midnight. Sant Ambroeus at 1000 Madison runs the long Italian lunch, with coffee bars at 1136 Third and 1334 York. Cafe Sabarsky inside the Neue Galerie at 1048 Fifth serves Viennese until 9pm most nights. Asphalt Green on York between 90th and 92nd is the other great meeting ground, with an Olympic-size pool, the Litwin turf field and adult leagues from basketball to water polo.
Central Park's 843 acres begin at your corner, and the 1.58-mile Shuman Running Track circles the Jacqueline Kennedy Onassis Reservoir between 86th and 96th. In Carl Schurz Park stands Gracie Mansion, built for Archibald Gracie in 1799 and the mayor's official residence since 1942.
GETTING ANYWHERE
The 4, 5 and 6 stop at 86th Street and Lexington Avenue, the 4 and 6 at all times and the 5 at all times except late nights. The Second Avenue Subway puts the Q at 72nd, 86th and 96th Streets at all times, with limited rush-hour N and R trains and a connection through to Lexington Avenue-63rd Street. The M15 and M15 Select Bus Service run south on Second Avenue and north on First. NYC Ferry's Astoria route terminates at East 90th Street/Yorkville and runs down to Pier 11/Wall Street; the Rockaway-Soundview route stops there too.

UPPER EAST SIDE
The Upper East Side has a reputation of wealth and opulence.
Once home to the wealthiest New Yorkers (like the Kennedys, the
Roosevelts, and the Rockefellers), the UES is filled with ornate
and beautiful buildings. Today, the Upper East Side is still
considered one of the more expensive neighborhoods, however, in
recent years, it has begun to see younger arrivals (people in their
20s and 30s) who are finding better deals up north, away from the
Lower East Side and/or hip Williamsburg.
With the completion of the 2nd Avenue train, the neighborhood is
only becoming more accessible to everyone as previously the only
train servicing the UEW was the 4,5,6 on Lexington Avenue. Even
better, the further east you go, the cheaper the apartments get.
All this is only adding on to the interest from renters who no
longer have to commute for as long to get to the area.
The Upper East Side contains some smaller neighborhoods such as
Yorkville, Lenox Hill, Carnegie…
