DESCRIPTION
Welcome to The Fairfax, a well-maintained and conveniently located doorman building on East 69th Street and 3rd Avenue. This spacious corner unit offers 2bedrooms and 2 full baths, featuring an abundance of closets, classic parquet floors, and a thoughtfully designed layout at 1200 sq ft. The well equipped kitchen boasts stainless steel appliances, a gas range, dishwasher, and a designated dining area-- perfect for everyday living and entertaining.

The entryway offers a spacious coat closet and pantry closet. As you walk down the long hallway, you will find a large full bathroom, additional walk in storage closet, and bedroom located on the left hand side. On the right hand side is a door to the primary suite, inclusive of a full bathroom, and a spacious bedroom with wall to wall closets and plenty of room for a home office. The layout is well built for privacy, as the bedrooms do not share any walls with each other. The hallway leads you to the large, light-filled living area which looks down on both 3rd Avenue and East 70th Street.

This is not a sublease- the new tenant will apply via the building leasing office and sign a new lease directly with the building, taking over the apartment. The advertised rent ($7,600/month) will be the rate through 4/30/2036 at which time the new tenant would renew (if they choose to do so) their lease through building management.

Amenities include: gym, rooftop, children's playroom, doorman/package room, air conditioning, elevator, pet friendly, laundry in basement

Convenient to both the 6 and Q subway lines. Whole Foods across the street.

UPPER EAST SIDE

The Upper East Side has a reputation of wealth and opulence. Once home to the wealthiest New Yorkers (like the Kennedys, the Roosevelts, and the Rockefellers), the UES is filled with ornate and beautiful buildings. Today, the Upper East Side is still considered one of the more expensive neighborhoods, however, in recent years, it has begun to see younger arrivals (people in their 20s and 30s) who are finding better deals up north, away from the Lower East Side and/or hip Williamsburg.

With the completion of the 2nd Avenue train, the neighborhood is only becoming more accessible to everyone as previously the only train servicing the UEW was the 4,5,6 on Lexington Avenue. Even better, the further east you go, the cheaper the apartments get. All this is only adding on to the interest from renters who no longer have to commute for as long to get to the area.

Boundaries of Upper East Side

The Upper East Side contains some smaller neighborhoods such as Yorkville, Lenox Hill, Carnegie…
