DESCRIPTION
YOUR NEW HOME

Step inside and the first thing you notice is the light. This is a home that lives big, breathes, and gives you room to spread out. Crisp, contemporary finishes run throughout, and the detail is best seen in person.

The flex three layout is the whole point. A proper partition wall adds a 3th private room to the plan, each one sized for a full-size bed and a desk, with the living and dining space left entirely intact. You get 3 genuine bedrooms and a real living room, at a rent that normally buys 2.

THE BUILDING

19 stories and 234 residences, standing since 1963, with interiors by Philip Birnbaum. Residents have laundry facilities and elevator. The lobby is held by a full-time doorman and a live-in superintendent: the quiet luxury you feel every single day, and the reason a package is never a problem again.

THE NEIGHBORHOOD

Gramercy is quiet and low-rise for how central it is, organized around a two-acre private park locked behind a wrought-iron fence. Most of the surrounding blocks sit inside a landmarked historic district of Greek Revival, Italianate and Gothic Revival row houses, which keeps the scale down and the traffic light. Daily life runs west to Union Square and east to Third Avenue.

Weekends begin at the Union Square Greenmarket, open year-round on Mondays, Wednesdays, Fridays and Saturdays from 8am to 6pm along 17th Street between Broadway and Park Avenue South. It is the shopping and the groceries both: produce, bread, cheese and flowers. Trader Joe's is at 142 East 14th Street, Ess-a-Bagel handles mornings, and Lady Mendl's Tea Salon handles the afternoons. Madison Square Park, a few blocks north, adds a reflecting pool, monuments and a full community calendar.

The eating and drinking is unusually settled for Manhattan. Gramercy Tavern is the formal anchor; Casa Mono at 52 Irving Place and Bar Jamon at 125 East 17th cover the Spanish end; L'Express sits at 249 Park Avenue South and Yama at 122 East 17th. Irving Farm Coffee Roasters is at 71 Irving Place. Third Avenue is where the neighborhood gathers: Molly's, the Irish pub at 287, Rolf's German Restaurant at 281, Joe Junior at 167, with Old Town Bar and Martiny's for a proper drink. Posto and Lantern Thai Kitchen face each other at 310 and 311 Second Avenue.

Gramercy Park itself is the point. Keys go only to the surrounding property owners and to members of the National Arts Club and the Players Club on Gramercy Park South; the locks are changed every year, and the gates open to the public on Christmas Eve. The historic district was designated in 1966 and listed on the National Register in 1980. Irving Place runs south from the park to 14th Street, and Baruch College holds the Lexington Avenue blocks.

GETTING ANYWHERE

Union Square is the engine. At 14 St-Union Square you have the 4, 5 and 6, the N, Q, R and W, and the L running crosstown and under the East River to Williamsburg, all in one complex a few blocks west. Closer in, the 6 stops at 23rd Street on Park Avenue South, and the R and W join it at 23rd Street for Madison Square Park. NYC Ferry's East River route picks up at the East 34th Street landing, about a mile north, running to Queens, Brooklyn and Wall Street.

GRAMERCY PARK

A small neighborhood with a lot to look at, Gramercy Park is an upscale residential neighborhood surrounded by Park Avenue, 14th Street, 1st Avenue, and 23rd Street. This neighborhood is very historic, lined with brownstones and beautiful pre-war apartment complexes.

Fun Facts and History of Gramercy Park

Gramercy Park was the first great example of city planning in the United States. Sprouting up from the park which gives the neighborhood its name, people had to follow strict rules when building homes and structures around the green space. The park was constructed in 1832 and fenced in in 1833.

People started building around the park in the 1840's as a way to revitalize the area after a major depression a few years earlier. Trustees of the park met in 1844 and made a plan for how to layout the development they wanted.

From there, building anything in the neighborhood goes through a rigorous process. Several train lines and buildings were outright rejected, but the process…
