DESCRIPTION
Set within a distinguished pre-war condominium on East 72nd Street between Madison Avenue & Park Avenue, Residence 7B is a 3 bedroom, 3 bathroom residence encompassing 1,650 SF+/-. Defined by generous entertaining scale, classic architectural detailing, and thoughtfully integrated modern functionality, the home offers a quiet residential setting within one of the Upper East Side's most established residential corridors.

Entered from a semi-private elevator landing, the residence opens into a formal foyer and expansive entertaining spaces framed by oversized south-facing windows and hardwood flooring throughout. The living room is anchored by a wood-burning fireplace and custom built-in storage. Adjacent, the formal dining room creates a natural extension for both daily living and larger-scale entertaining.

The windowed kitchen combines refined cabinetry and stone surfaces with a suite of integrated appliances including a Wolf cooktop, separate Miele oven, Sub-Zero refrigerator, and Miele washer/dryer. Functional workspace, natural light, and substantial storage support both everyday use and entertaining preparation.

A secondary bedroom or study with en-suite bath is positioned privately off the main entertaining spaces, offering flexibility for guests, office use, or a library. The separate bedroom wing is arranged with 2 additional bedrooms, including a primary suite with walk-in closet and en-suite bathroom. Extensive custom storage has been integrated throughout the residence, including 6 closets within the bedroom wing alone.

Classic pre-war proportions and detailing remain preserved throughout, while central air conditioning and updated infrastructure provide modern comfort without compromising the home's original architectural character.

50 East 72nd Street is a full-service condominium with a full-time doorman, live-in superintendent, and attended pre-war lobby. Positioned moments from Central Park, Madison Avenue boutiques, celebrated dining destinations, and cultural institutions including The Frick Collection, the location balances a quiet residential atmosphere with immediate access to the Upper East Side's defining lifestyle and architectural character. Convenient access to the 6, Q & F subway lines and nearby crosstown transportation allow for seamless connectivity throughout Manhattan.

UPPER EAST SIDE

The Upper East Side has a reputation of wealth and opulence. Once home to the wealthiest New Yorkers (like the Kennedys, the Roosevelts, and the Rockefellers), the UES is filled with ornate and beautiful buildings. Today, the Upper East Side is still considered one of the more expensive neighborhoods, however, in recent years, it has begun to see younger arrivals (people in their 20s and 30s) who are finding better deals up north, away from the Lower East Side and/or hip Williamsburg.

With the completion of the 2nd Avenue train, the neighborhood is only becoming more accessible to everyone as previously the only train servicing the UEW was the 4,5,6 on Lexington Avenue. Even better, the further east you go, the cheaper the apartments get. All this is only adding on to the interest from renters who no longer have to commute for as long to get to the area.

The Upper East Side contains some smaller neighborhoods such as Yorkville, Lenox Hill, Carnegie…
