DESCRIPTION
YOUR NEW HOME

Step inside and the first thing you notice is the light. 9-foot ceilings and new windows pull it deep into the home, and the sense of volume is immediate. This is a home that lives big, breathes, and gives you room to spread out. Underfoot: oak floors, warm and wide through every room. Also yours: intercom.

The flex three layout is the whole point. A proper partition wall adds a 3th private room to the plan, each one sized for a full-size bed and a desk, with the living and dining space left entirely intact. You get 3 genuine bedrooms and a real living room, at a rent that normally buys 2.

THE BUILDING

Standing since 1929. Pre-war Greenwich Village rental one block from Washington Square and one block from Broadway. Residents have elevator, laundry room / laundry in building, live-in superintendent, washer/dryer in building and video security. The lobby is held by a doorman: the quiet luxury you feel every single day, and the reason a package is never a problem again.

THE NEIGHBORHOOD

Washington Square Park is the center of this neighborhood in the most literal way: the park sits at the foot of Fifth Avenue, NYU's core buildings ring it, and the blocks around it move on an academic rhythm. South and west of the park, MacDougal and Bleecker carry a nightlife that has been running for decades rather than seasons.

Three rooms make the case on their own. The Comedy Cellar at 117 MacDougal Street has been putting five to seven comics on a bill since 1982, with the larger Village Underground around the corner sharing its schedule; between them they run ten shows each on Friday and Saturday. The Blue Note at 131 West 3rd Street is the flagship of the chain that started here in 1981. The Village Vanguard at 178 Seventh Avenue South is the oldest operating jazz club in New York and still the home of the Monday-night orchestra. For shopping, C.O. Bigelow Apothecaries has been at 414 Sixth Avenue since 1838. Groceries are close: Citarella at 424 Sixth at 9th Street, Morton Williams at 130 Bleecker, and Trader Joe's at 142 East 14th or 233 Spring.

The pizza alone is worth the address. John's of Bleecker Street has been firing a coal oven at 278 Bleecker since 1929, and Joe's Pizza is at 7 Carmine Street, three doors from the corner where it started. Minetta Tavern holds 113 MacDougal, and the Olive Tree Cafe sits directly above the Comedy Cellar, sharing its kitchen and its staff. The chess and Scrabble tables in Washington Square are where you meet people without trying.

The park runs to 9.75 acres, with the Tisch Fountain at its center, two dog runs, gardens and monuments to Washington, Garibaldi and Alexander Lyman Holley. The Washington Square Arch stands at the northern gateway, and NYU's campus spreads across roughly 230 acres between Houston, Broadway, 14th Street and Sixth Avenue.

GETTING ANYWHERE

West Fourth Street-Washington Square, main entrance on West Third, carries the A, D, E and F at all times, the C at all times except late nights, and the B and M on weekdays. Eighth Street-NYU at Broadway has the R except late nights, the W on weekdays, the N on weekends and late nights and the Q late nights. Astor Place adds the 6 at all times and the 4 late nights, and Christopher Street-Stonewall has the 1 at all times with the 2 late nights. Four complexes, eleven services, all of them on foot.

The establishments here are popular with every New Yorker and visitor, meaning there's always something to do in this trendy neighborhood.

Fun Facts and History of Greenwich Village

Greenwich Village was not originally part of New York City. Dutch Settlers and a formerly enslaved black population, liberated after the first legal protest to take place in America, used the land for tobacco farms. After New Netherlands was conquered by the British in 1664, they left Greenwich as its own hamlet, separate from New York City.

The name "Greenwich" first appears in NYC city records in 1713, meaning it was likely incorporated into the rest of the city around that time. After the American Revolution, Greenwich was the site of multiple city facilities such as…
