Manhattan Listings under $4500 for Rent By Owner

For many of us, it’s hard to pass up an opportunity to live in Manhattan especially when you find an amazing deal. These are what we at RentHop like to refer to internally as gems. Thanks to years of accumulated rental data, we have some of the most affordable and quality rental listings the Big Apple has to offer. Our inventory of listings has grown exponentially over the years, and each month we’ll go over some of our favorite rental listings.

Rental concessions offered by landlords have remained steady at pre-pandemic rates (on average one month free) with some buildings not even offering any. As we quickly approach the summer season, renters who are looking to move into the city for internships, school, work, etc are increasing. However, a continued lack of listing inventory has led to an increase in rental prices. Today we’ll focus on some of our favorite listings directly from landlords and current tenants looking to break their leases in Manhattan!


1. 237 East 54th Street

Percentage Below Median: 1.12%
First, check out this bright and sunny studio unit located on East 54th Street. Features we love include the deep closets that the unit has. Plus the building has newly renovated hallways and there’s a maintenance crew around to keep it immaculate. For extra security there are security cameras outside and inside the entry hallway and the front door has a double door vestibule.

2. 11 Jones Street

Percentage Above Median: 38.46%
Next up, this unit may seem pricey from the get go, but really what you’re getting is worth it. This fully furnished apartment was designed and decorated by @solasstudio.co and the pictures of the unit are simply amazing. A three month stay is required but all you’ll need is your toiletries and clothes!

3. 620 West 143rd Street Unit 7G

This next unit is being sublet by the current tenant from June 1st till August 31st 2022. The unit features bright and airy rooms and is located in a building with roof top access, elevators, in-building gym, and 24/7 security in the front lobby. The current tenant is open to leaving some furniture for the next tenant so email them for partially furnished options!

4. 410 West 53rd Street

The next unit on our list is also ready for sublet. Starting from June 15th, this newly renovated alcove studio will be available for 6+ months. The unit faces south into a courtyard with plenty of trees and sunlight. Dogs are accepted by the landlord and the unit can come furnished or not.

5. 752 West End Avenue Unit 15K

Last but not least, we have another apartment ready for sublet! The current lease terms will be available until 4/30/2023, when you will then have a chance to resign with the landlord. The unit has plenty of closet space, gorgeous hardwood flooring, and better yet, there’s laundry on every floor for tenants in this building.
