I like to be fully transparent and also make sure to find the right match so I am listing both the pros and cons of this unit - please make sure you read through ALL of the ad as I want to find the right fit for you, the landlord, and the building/community.
Details:
Lease Ideally starts asap, August 15 latest.
The Apartment: small private STUDIO with full bath (with bathtub) and full kitchen, south facing, lots of light with a garden view, third floor walkup. Lovely view of the garden/trees outside (no access to the garden, it is private, but there is a public garden next door to the building). Incredible location (more below). Apartment can come with any or all of the furniture pictured, or it can be removed/unfurnished. Faces away from the street, so there is very little street noise. There is a separate noise issue from the apartment above which is fully disclosed below.
No laundry in building but there is a laundromat half a block away and they also have pickup and delivery and wash-and-fold available if you wish.
Lease terms:
Normally $3000/month, but discounted to $2400. The discount is due to the noise issue from the apartment above and will remain in effect until 60 days after the current upstairs tenant permanently moves out. It is extremely unlikely this tenant will leave within the year's lease, so apartment is suitable only for someone comfortable with frequent and unpredictable overhead noise. I will explain this situation in much more detail during our interview before viewing. One-year renewable lease (no more no less than a year - please don't ask). First month's rent ($2400) and one month's undiscounted rent as security deposit ($3000 deposit) required at signing.
Heat gas and water included (you pay for electricity & Wi-Fi). Note this is NOT a sublet, it would be a lease in your name, and the apartment can be furnished as pictured or unfurnished.

Must make at least 40x the rent of $3000/mo annually in gross income, so minimum income $120K gross per year

Pros:
Location is INCREDIBLE!
Few blocks from Trader Joe's, Whole Foods , Target and the L train on a quiet block
Sunny South Facing over a pretty garden, no street noise, very private
3rd floor walkup (up two flights of stairs)
Full bathroom with bath
Full kitchen (small open to the studio, but all major appliances)
Choice of Furnished or Unfurnished: Can have all, some or none of the furniture included. All furniture is in excellent condition.
Video security in lobby
No property management agency - rent goes directly to the landlord. There is a property manager, but he is a private manager so no corporate agency, it's personal and you deal directly with him (I am also there to help if you ever need)
No fee - rent is just first month's rent and one month's rent security (at undiscounted rate).
Cons:
There is currently frequent noise from the neighbor directly above this unit. It can happen at any hour and includes yelling and banging or thumping on the floor, which is the ceiling of this apartment. The unit itself is normally quiet when this is not occurring, and I will explain the situation more fully if you are interested. This is why the unit is discounted by $600 and will be unless and until the neighbor vacates. This is likely not going to happen within your first lease term because the city will need to re-house this person.
Super/Maintenance is slow but I also help with this if it takes too long
