DESCRIPTION
SUBLET: December 1, 2026 to June 30, 2027, with an extension or a lease takeover possible after June (subject to landlord approval). The full term is preferred, but shorter sublets are considered (30 days minimum). I'm subletting my furnished one-bedroom while I'm away for work.
THE APARTMENT
- About 600 sq ft on the top floor of an elevator building, facing south with bright sun all day
- King-size bedroom, large living room, hardwood floors, good closet space
- Renovated kitchen with stainless appliances and a dishwasher
- Fully furnished: through-the-wall AC units (13,500 BTU each, quiet dual-inverter), queen bed, two futons, two large desks, 65-inch 4K HDR TV, Apple HomePod 2, night tables, end table, full-body mirror, blackout curtains, large plants, desk chairs, full kitchenware plus a coffee maker, espresso machine, Ninja blender and rice cooker, and a vacuum. Bring your own linens. I'll move out anything you'd rather replace with your own. (The monitors, one of the desks and the scooter in the photos don't stay.)
THE BUILDING
Elevator, laundry on the 3rd floor (not the basement), live-in super, video intercom; street parking is usually easy right out front.
THE LOCATION
315 W 113th St, between Frederick Douglass Blvd and Manhattan Ave.

- About 12 minutes' walk to Columbia and 8 to Mount Sinai Morningside
- Whole Foods on 125th St, plus Lidl and Shop Fair a few blocks up Frederick Douglass Blvd, and restaurants at the corner
COSTS
$3,296 a month. Heat and hot water included (heating costs you nothing, not even on the electric bill). Electricity is billed at cost, and high-speed Spectrum internet (500+ Mbps) is already installed and can be transferred to you. One month's security deposit. No broker fee. The building's online application charges $19.95 for a credit and background check.
TO QUALIFY
The sublet needs landlord approval through the building's application. The building requires combined income of 40x the rent ($131,840 a year) and doesn't accept guarantor companies. Two people can apply together. Pets subject to landlord approval; service and assistance animals are accommodated as required by law.
Viewings in person or by live video. I'll never ask for money before you've seen the apartment and we've signed a sublease.

HARLEM
Harlem is enormous. Stretching from the East and Harlem Rivers
all the way to the Hudson, Harlem has three micro-neighborhoods
that make up this huge area. East or Spanish Harlem is vibrant and

is more suburban and chill. From 110th to 155th, Harlem has
something for everyone.
Harlem is so huge that each spot has its own unique history. For
example, West and Central Harlem were burned to the ground during
the American Revolution, whereas East Harlem wasn't really
developed until the 1860's. However, one fact remains consistent
for all of Harlem: That the population of the area exploded once a
prominent Black neighborhood was destroyed to make room for Central
Park.
The Harlem Renaissance began around WWI and the cultural impact
the neighborhood would have on the world began. Becoming a major
player in the worlds of art, literature, music, and civil rights,
Harlem became a mecca for…
