DESCRIPTION
Brand new rooftop studio with huge windows looking out at the Brooklyn skyline and one of the oldest trees in NYC. This is a small studio and a walk-up but it is our prized rooftop apartment (we call it "the penthouse") because you can literally walk out of the apartment right onto a 500 sqft roof deck with brand new lounge chairs, a picnic table, and an outdoor sofa -- perfect for someone who likes lounging around or hosting guests!
APARTMENT: brand new and built less than a year ago. There are hardwood floors, high ceilings, floor heating (amazing in the winter!), state of the art AC, and a high quality mattress with 10 inches of various types of memory foam!
Private bathroom with shower.
High speed WiFi, an Apple TV, two drawers for your clothes, a place to hang your clothes, a mini ironing board, a mini fridge, and a coffee machine if you want it.
It comes furnished but if you have your own furniture and make a commitment of one year or more then we could remove our furniture.
BUILDING: family owned building with a smart lock. We own the brownstone with my sister and her family, so it's an extremely friendly environment and we are right there if you need anything.
LOCATION: We are on an extremely quiet street with no through traffic, in picturesque Boerum Hill. Easy walk to famous Smith & Court Streets + Barclays Center + 11 subway lines. We love it here!
COMMON QUESTIONS:
*Are you open to short term rentals?*
Yes we'd take someone for a few months, but will give preference to someone looking for longer than that.
*Is the start date flexible?*
Yes we could start anytime in November, December, or January.
*Is the rent flexible?*
No, but the rent excludes utilities and internet. If you want to avoid monthly bills we could just include all utilities and internet for an extra $150/month. It probably costs us more than that but avoiding a monthly accounting of the bills is also attractive to us :).
*Security deposit?*
Yes one month rent.
*Broker fees?*
No we are the owners. Everything is very simple. If you have a broker that's no problem.
*Is there a kitchen?*
No. If you are hoping to cook meals for yourself then this is not the right place. There are tons of restaurants in walking distance, and hundreds of restaurants that deliver. This studio is ideal for someone who doesn't cook, orders in, and loves hosting people in a beautiful space. The roof deck is amazing for that.
*Is the roof deck private?*
No it is a shared roof deck that is open to anyone in the building. However this is a very small family building so most of the time no one is up there, and when someone is up there you can hang out with some very nice people :). There are full blackout curtains so you have 100% privacy even when someone is on the roof deck.
*Where can I do laundry?*
There is a laundromat less than one block from us. They have a cheap "wash and fold" service. They do pickup and delivery if you want.

BOERUM HILL
Hip yet peaceful, Boerum Hill is a popular neighborhood where
families and young professionals go to shop, eat, and live.
Surrounded by Cobble Hill, Park Slope, and Fort Greene, this
neighborhood is in the heart of the action.
Most of Boerum's colonial life was spent as the farmland and
estate of the Boerum family. However, as Brooklyn expanded, the
family soon had to sell their property to make homes for people.
Row houses replaced the farmland between the 1840's and 70's.
Boerum Hill was largely a working class neighborhood, many
people commuting to the industrial neighborhoods of Brooklyn as
well as the Navy Yard. Even after the Navy Yard cut jobs and
factories closed, the people of the neighborhood were able to stay
strong and afford their homes, even through the Great Depression
and the recession of the 1970's.
