DESCRIPTION
Dear Sublet Seeker,
Thanks for taking the time to check out my wonderful apartment. I want to give you as much information about the space and myself as possible so that you can make an informed decision on whether this listing would be right for you.
I am looking for a roommate to sublease the front bedroom of my beautiful basement floor-through in Crown Heights. This is a three-bedroom apartment that I am currently living in with one other roommate who will be moving out of your room prior to 5/1. I am subleasing the front bedroom and use of the shared common spaces (backyard, kitchen, bathroom) for $1050 per month (utilities included). The bedroom is unfurnished and will be completely empty and clean. I do have a nice air mattress and would be willing to loan it to you for the interim period while you are sorting out your stuff.
Ideally I am looking for someone to stay through the spring and summer, with an option to potentially renew the sublease on 9/1 if things are working out well for both of us. I do also share my space with a sweet and lovely cat!
Here's a quick breakdown of the amenities:
• Private Backyard!! I repeat, 100% private backyard that only we have access to. I keep it really nice and have put a lot of work into it. Picture sitting at the table enjoying an evening glass of wine or early morning coffee / tea in the most peaceful setting!
• 7 minute walk to the A / C trains (Nostrand Ave.) as well as the 2 / 3 trains on Eastern Parkway. Quick commute into the city or downtown!
• Newly renovated kitchen with brand-new stove (installed last summer), fridge, and added counter space. LAUNDRY MACHINES IN THE BUILDING.
• Internet, Electricity, and Gas (heat, stove, and hot water) are all included in the $1050 that I am asking for. There are no additional monthly costs.
• Bedroom is north facing with two windows and gets a lot of sunlight! The floors are finished beautifully, there is a good-sized closet and potential for additional storage space in the basement below depending on the amount of stuff you have.
In your response, please tell me a bit about yourself and I will do the same. I will be meeting with each interested roommate to make a decision of who to sublease to, based on everything I've detailed above. I would like for us to start with a foundation of open communication so please be prepared to spend about 30 minutes getting to know each other if you are indeed interested in the sublet once you've seen the space.
Other than that meeting spent getting to know each other, there is no fee other than Monthly rent. I will ask for a security deposit of one month's rent. This will be returned to you upon your moving out, or can be used as your final month's rent granted you give me 30 days notice of when you will be leaving. Everything will be in writing of course and we will have a chance to review the sublease together before anything is signed. You must be able to show that you are employed and have sufficient income to pay rent every month with no delay (I have been burned by this before and am taking extra precautions).
Feel free to reach out via email with any questions or if you would like to set up a time to view the apartment. I will respond promptly, and my schedule is flexible as I work close to home. The ideal move-in date is May 1st.
Thanks for taking the time to view my listing and I hope to hear from you soon!

CROWN HEIGHTS
Off the east side of Prospect Park in Central Brooklyn lies the
diverse and lively neighborhood of Crown Heights. Mostly
residential, this neighborhood also boasts a vibrant nightlife and
restaurant scene that makes the area popular with young adults.
Crown Heights began its life a bit later than most Brooklyn
neighborhoods, becoming a residential area only after the
revolutionary war. However, once it got going in the early 1800's,
it quickly became a haven for secondary homes of the wealthy King's
County elite. This popularity only increased when train lines were
extended to the area in the late 1800's.
While many of those older Victorian homes are still around,
brownstone row houses were built in the early 1900's to thrust the
area into the modern day. Around the 1950's Crown Heights began to
see an influx of diversity with large populations of black and
immigrant communities moving into the neighborhood.
The 1970's were a turbulent time…
