DESCRIPTION
This is an amazingly spacious 2-bedroom in a quiet building and chill block in Washington Heights! I'm a nursing student at Columbia who has truly loved living in this apartment and am sad to leave it, but have to relocate to care for a family member. I'm looking for someone to take over the remaining 6 months of my lease from March 1-August 30th, with the option to renew in September if you like - or keep it short-term! A very flexible situation.

I'm looking to part with a few larger furniture items, so the apartment can come partially furnished if you like! Or of course, fully empty if that's better for you.

Apartment details:
- 1st floor but NOT street-facing - makes it very quiet and peaceful :)
- Large common space + kitchen with open layout, hardwood floors, high ceilings
- 2 big bedrooms with closets - each can fit queen/king bed + desk + dresser (Note: I used one bedroom as an office instead, as you can see in the pictures)
- Full bathroom
- Laundry on-site
- Live-in super is very reachable and friendly
- Lease is thru a management company and property manager is super helpful + easy to communicate with
- Heat/water is paid by owner!
- Wi-Fi is $60 a month, and gas/electric is about ~$80
- Small and quiet building - 4 floors, 2-4 units per floor - mostly families, older folks, and a couple of Columbia or Yeshiva students

Location:
- 189th St off of St. Nicholas Ave.
- 1 train: 191st station is 1.5 blocks away (get to NYP/CUIMC in less than 10 minutes)
- A train: 184th st entrance (181st st station) is a 7 min walk
- The incredible Fort Tryon Park + the Cloisters is a 15-minute walk away

Requirements/Next Steps:
If interested after viewing the apt, you would submit an application to management. If accepted, you'll be signing a 6 month lease re-assignment (for 3/1-8/31/21). Management is asking for applicants that can demonstrate an income of 40x rent OR apply with a guarantor who makes 80x. They'll also ask for $20 app fee and run a credit check. I applied with a guarantor and demonstrated income in the form of my grad school loan stipend so they are willing to work with you!

Shoot me an email if you're interested. Please mention a little bit about yourself & whether you'd be able to demonstrate 40x income or apply with a guarantor. If it seems like a good fit, we can absolutely set up a COVID-cautious in-person tour. I may want to have a quick phone/zoom chat before the in-person tour if that's okay with you.

Be in touch! :)

Fun Facts and History of Washington Heights

Named for Fort Washington, which was constructed to fend off the British during the American Revolutionary War, Washington Heights was largely farmland, with several stately manors peppering the hilly area. As the city expanded after the revolution, more and more structures were built in the Heights to house the growing population. The development of apartment complexes and row houses led to an influx of Irish immigrants in the 1900′s, followed by a large Jewish population in the…
