No Fee, One-Month Free, and Owner pays the $700 Application Fee! Net Effective Rent of $2,475 based on new asking rent of $2,700.
Perfectly placed on a high floor, C-1203 is a thoughtfully reimagined one-bedroom that's bright, open, and airy, with lush, green views of Corlears Hook Park, the East River & Brooklyn waterfront, downtown Manhattan, and beyond. All can be enjoyed from your private balcony, or the living room's south-facing picture window, or every window in this updated apartment!
The open floorplan creates a space that feels more like a downtown loft than a mid-century apartment. Kitchen walls have been removed, letting light pour into the living room. The kitchen has everything a cook requires: Dishwasher, oven, microwave, lots of cabinet space, and two windows, one showcasing the East River, the other facing the balcony allowing light and breezes all around.
Newly painted all-white throughout, the windowed bath has been updated, and closets are abundant. There is a large entry hall closet, and a unique alcove right next to it, perfect for a bureau, free-standing closet, small bench - anything you can imagine. The bedroom has two closets, the original oversized, plus an extra created as part of the renovation.
East River Housing Corporation benefits from a newly upgraded 24-hour laundry room with all-new machines and finishes. The ground floor gym is closed until further notice, but is well-equipped, and the fee quite reasonable - we look forward to re-opening.. Bike storage is available for a small fee, and the lobby is staffed 24/7.
Dogs are not permitted at East River, but at a time when outdoor space is coveted, all residents may enjoy the green space with plantings, benches, and lawns in the private parks between our buildings.
Neighborhood transportation choices are many - The M14A, M22, and M21 busses are right outside our doors, the East River Ferry a stone's throw away, and not one, but two, Citibike stations are close by, one just outside our building. The J, M, Z, and F trains are available at the Delancey/Essex St.. station at the new Essex Market, featuring the Market Line down below, and Trader Joe's and Target stores are conveniently located on Grand St. as part of the Essex Crossing Development. Come & see...Sorry, dogs are not permitted.

Bound by the Bowery and the East River, the Lower East Side is
an eclectic mix of many cultures and energies. With Houston Street
to the North and the Manhattan Bridge to the south, this
neighborhood has a lot to offer to people visiting the area as well
as those who already live here.
Occupied by the Lenape people before Dutch colonization, the
Lower East Side was perfect for farming and agriculture due to its
proximity to the river. Over time, however, the area was made into
a residential neighborhood to support the growing population of the
city and for the strategic location of Corlears Hook, a notable
site that sailors used for navigation.
Starting after the American Revolution, the area became very
popular with immigrants of German descent. The new
micro-neighborhood of "Little Germany" was established but, as
things tend to happen in NYC, they were soon sharing the area with
large Italian Jewish populations.
