DESCRIPTION
Huge, sunny, two-bedroom with terrace available in Sunset Park Brooklyn in pre-war building available June 1, 2021.
We are breaking our lease eight months early and looking to solicit interested parties so we can forward onto building management. Long story short, we are a married couple that are separating, and both are moving on in different paths. Our desire to break our lease has NOTHING to do with the apartment, the building, or the neighborhood at all ā in truth, we are both sad to leave, but neither can afford to stay alone here.
This two-bedroom apartment is located on the fifth floor of a seven-story building. The net area is 928 square feet, not including the outdoor terrace! The unit faces southeast so morning to 1pm the windows are flooded with direct light, later than that we still get tons of ambient light as we are on the fifth floor and other buildings around us are only three to four stories. Both the kitchen and bathroom have a window for natural ventilation. Some windows face the entry courtyard, so the cross breeze (free cooling) is great. There is a dishwasher, communal laundry on the first floor, and a great super. The balcony is currently under renovation to replace concrete and handrails and should be operational within the coming month. Heat and gas are included. Electric and internet/cable is the tenant's responsibility. The water is metered and added to the monthly rent (very low additional expense).
This apartment is ideal for a small family, a married couple or single person that needs an extra room (like an office). It is even ideal for a roommate situation as both bedrooms are on opposite ends of the apartment. Cats are ok, small dogs may be accepted on a case-by-case basis. No smoking is permitted in the unit or on the terrace.
We are close to the D at Ninth Avenue (express into midtown a solid 35minutes), two blocks away from Sunset Park (a wonderful gem in west Brooklyn). This really is a perfect node between Sunset Park Proper, Brooklyn's Chinatown, and Borough Park.
We have had many memories here, dinner parties, holiday parties, picnics on the terrace, growing our own produce on the terrace! We hope that someone will be able to enjoy this space as much as we had.
We do not have the final say nor guarantee that you qualify for this apartment. The rent is $2,500. Management asks that you make at least 36x the rent (or your guarantor makes at least 72x the rent) in order to qualify. Again, we are breaking our lease but advertising in advance of management to ensure this quality apartment goes to quality people, we will endorse you to the greatest extent that you can. I am uploading a few pictures of the current layout; the apartment will not be furnished when you take over the space.

On the west side of Brooklyn below Greenwood Heights, Sunset
Park is a bustling and diverse community. With tons of places to
shop, eat, and drink, this neighborhood is popular with both
residents and tourists alike.
First settled in 1636 and fully settled in 1640, Sunset Park was
one of the first Dutch settlements of New Amsterdam. Once the
British took over in 1664, the area was split so half was part of
Brooklyn and the other half was part of New Utrecht. The shore was
used as a major port, especially during the American
Revolution.
Due to Sunset Park's location, the area remained mostly farmland
while other parts of Brooklyn were modernizing in the early to mid
1800's. Once the Green-Wood Cemetery opened in the 1840's, it drew
large crowds, prompting ferry service from Manhattan and
encouraging growth in the area.
A building boom, starting in the late 1800's, drew scores of
