Description
Unbeatable location - a doorman elevator building right on Bryant Park.  The building literally opens onto 40th street right between 5th Ave and 6th Ave, where you see the ice rink in the winter and the grass lawn in the summer.  You are walking distance to just about every subway line, a Whole Foods half a block away, and a Citibike station on the same block.

For those who know the area, Lady M and Royce Chocolates are directly downstairs (they are commercial tenants of the co-op).  The sidewalk in front is also the filming location of the infamous wedding scene between Big and Carrie in "Sex at the City", the movie.  It is a one-of-a-kind apartment with no comparables nearby.

I am the owner and have lived in the building for over 10 years - there is no broker fee and this is the only apartment I have.  However, it is a co-op. so you will need to be able to interview with the board and disclose quite a bit more about your financials than most landlords require.  There are also co-op fees, which we will need to split to cover your move-in.

Because of the co-op fees, this apartment is most suitable for someone hoping to live somewhat long term, at least a year but ideally 2 or more (the last two tenants each stayed 3 years).

The fees will ONLY be charged once your lease is approved, but amounts to $1800 in fees (move-in, board interview, processing, review, and sublet fees).  I  can cover the fees but we would need to raise the monthly rent.  If you plan to stay multiple years, it's much better to pay the fees now and lock in the low rent.

The Property / Area (Murray Hill)

In the early 1900s, Murray Hill was known for being an upscale neighborhood with beautiful and stately brownstones marked with old NYC charm. Because of its central location, Murray Hill makes an ideal neighborhood for many professionals that work in Midtown. For many commuters, the proximity to Grand Central Station is especially convenient.

Population Density

As a primarily residential neighborhood Murray Hill is less densely populated than other areas of Manhattan (though Manhattan is as a rule more densely populated than the outer boroughs). That said, at rush hour you'll do well to avoid Grand Central and its vicinity if you can.

Atmosphere

In the early 1900s, Murray Hill was known for being an upscale neighborhood with beautiful and stately brownstones marked with old NYC charm. In more recent years, the neighborhood has become younger and more affordable. It has an active nightlife scene and an influx of NYC transplants as well as a relatively heavy population of students…
