DESCRIPTION
Unbeatable location - a doorman elevator building right on Bryant Park. The building literally opens onto 40th street right between 5th Ave and 6th Ave, where you see the ice rink in the winter and the grass lawn in the summer. You are walking distance to just about every subway line, a Whole Foods half a block away, and a Citibike station on the same block.
For those who know the area, Lady M and Royce Chocolates are directly downstairs (they are commercial tenants of the co-op). The sidewalk in front is also the filming location of the infamous wedding scene between Big and Carrie in "Sex at the City", the movie. It is a one-of-a-kind apartment with no comparable apartments nearby.
I am the owner and have lived in the building for over 10 years - there is no broker fee and this is the only apartment I have to rent out. However, it is a co-op. so you will need to disclose quite a bit more about your financials than most landlords require. There are also co-op fees, which we will need to split to cover your move-in.
Because of the co-op fees, this apartment is most suitable for someone renting for at least 12 months (the last two tenants each stayed 3 years). The apartment does NOT easily flex into a flex-2. It is designed for a couple or a single individual. No pets allowed.
The fees will ONLY be charged once your lease is approved, but amounts to $1850 in fees (move-in, board interview, processing, review, and sublet fees). I can cover the fees but we would need to raise the monthly rent. If you plan to stay multiple years, it's much better to pay the fees now and lock in the low rent.
We just recently renovated the apartment with fresh paint, flooring, new closet doors, fixtures, refrigerator, and more. It is move-in ready.

MIDTOWN SOUTH
A bustling area with some of New York City's most iconic
architecture, Midtown South is generally considered to stretch
between 29th Street up to 42nd Street. A neighborhood with many
neighborhoods, this area is huge and full of sites that are
frequented by both tourists and locals alike.
Midtown South has been a major part of NYC since the 1800s, but
the early 20th century is when the neighborhood really came into
its own. It was in Midtown Manhattan where many of the earliest
skyscrapers were built, like Grand Central Station in 1913, the
Chrysler building in 1928, and the
Empire State Building in 1931. All of these buildings are
national landmarks, and celebrate the art deco
style that NYC is known for.
The other famous part of Midtown South is the
Garment District and Koreatown.
The Garment District has been around for a while, originally sewing
clothes for enslaved people until NYC outlawed slavery in 1827.
