DESCRIPTION
One bedroom, duplex with a huge private terrace
Steps away from the Q - coffee shops, bars, restaurants on the UES
The first NYC apartment in 10+ years that I felt at home in.
Downstairs Living Room: comfortably seats 5+ people. Hang the TV, if you can, for more space. Past tenants have used this space as a flex second bedroom. Any pieces of furniture you might want to keep? You are in luck, because I don't plan on taking much with me. There is a double doored closet downstairs with two rows of shelves.
Kitchen: Has witnessed the preparation of one thousand meals. Stove / oven frequently used and no issues. It is gas powered. Space is large enough for an additional chef (perhaps for plating?). Dishwasher, Refrigerator, both fairly new. Tons of cabinet space.
Bathroom: Its a bathroom. Everything is white, so don't be an animal in here.
Stairs: Stairs lead up to the bedroom.
Upstairs bedroom: Enough space for a Queen, but a Full more ideal. You can comfortably fit a desk in the bedroom to work-from-home. A second, smaller closet up here. Sliding glass doors (with a lock) let sun in from the terrace outside.
Terrace: This is the best part of the apartment. I have a full garden during the spring and summer months. Plenty of seating for friends (for now, those in your COVID bubble). Cook up a good breakfast, make yourself coffee and bask in the morning sun. This is a private terrace and every unit on the 6th floor has their own. The outdoor area kept me from going insane during the worst parts of the lock-down.
Neighbors: Quiet, respectful. Have never had any issues or complaints.
Lease Details
This would be a lease reassignment. You would take over the lease from March 1 until October 31 and would have the option to sign on for a new lease on November 1. The management company is aware that I am listing the unit. I am attaching the link to the application here:
https://coutinhoproperties.com/applications/
Flexible move in date but earliest would be March 1st. Having an off-cycle lease is huge when trying to avoid the student rush of Jul - Aug - Sep.

MAP
UPPER EAST SIDE
The Upper East Side has a reputation of wealth and opulence.
Once home to the wealthiest New Yorkers (like the Kennedys, the
Roosevelts, and the Rockefellers), the UES is filled with ornate
and beautiful buildings. Today, the Upper East Side is still
considered one of the more expensive neighborhoods, however, in
recent years, it has begun to see younger arrivals (people in their
20s and 30s) who are finding better deals up north, away from the
Lower East Side and/or hip Williamsburg.
With the completion of the 2nd Avenue train, the neighborhood is
only becoming more accessible to everyone as previously the only
train servicing the UEW was the 4,5,6 on Lexington Avenue. Even
better, the further east you go, the cheaper the apartments get.
All this is only adding on to the interest from renters who no
longer have to commute for as long to get to the area.
The Upper East Side contains some smaller neighborhoods such as
Yorkville, Lenox Hill, Carnegie…
