DESCRIPTION
What better location could you have in Cobble Hill, placed on a charming side street, lined with mature trees and historic town houses !! This is 196 Baltic Street, located just east of Henry Street, and around the corner from PS 29. The neighborhood is filled with great restaurants, locally owned shops, and is easily one of the most pleasant neighborhoods in all of Brooklyn. From here, you enjoy excellent access to the Bergen Street F train (about six minutes away) to Manhattan. Or even closer is Clinton Street, one of the best places in Brooklyn to find a cab into the City. A great children's play area is Cobble Hill Park, two short blocks away. This Baltic Street Townhouse Duplex is just under 25 feet in width, so you can expect big spaces. And typical of an historical townhouse are the tall windows and high Parlor Level ceilings. At 196 Baltic Street, the extra ceiling height balances the wide floorplan for a comfortable feeling within this expansive space. The building entry is on the Garden level, with the second floor of the apartment being the Parlor. You have ease of access from the street, with virtually no steps, and a wide entry foyer. Up one flight, your guests will appreciate the grand entry into the Parlor and living level. While you still have the private lower entry to the Garden and bedroom level. The main entry to the apartment will immediately impress visitors. The space is phenomenal, with a working fireplace, an exposed brick alcove area, plus plenty of space to entertain in a loft-like home. You are right to expect a pleasantly sized kitchen for such an apartment. At the south side of the building, the kitchen enjoys great natural light and views overlooking the garden. Included is a peninsula counter with a four-burner range, natural wood finishes, additional counter space, and cabinetry with a dishwasher. Next to the kitchen is your casual breakfast area, again, well-lit by big south facing windows. Yet, for more formal dining occasions, there is ample space off the kitchen in the living area. And yes, you have a separate guest bath upstairs, so your bedrooms may stay private. This apartment is open in plan on the Parlor level and the Garden levels. Which matches the current owners' life style and is an inviting opportunity for an individual welcoming an open plan of living. If not, a little bit of separation of the spaces could make for more traditional style separation of the bedrooms. On the Garden level, the space easily divides into separate bed areas. Access to the private backyard is through the Master Bedroom Suite which includes a large walk-in closet, an additional wall-length closet, plus a full bath. The rest of this level has an easily shareable full bath with double entries and double toilets. With the amount of space offered, this is an excellent opportunity for a working office from home. The apartment will be ready for a September move in, though, as early as the last week of July could work. Washer and dryer are in the basement, plus there is additional storage space. Pets are welcome. Heat and hot water are included. 196 Baltic Street is a very exciting and enjoyable space. Please make an appointment to see it with us soon. Unique homes in high demand locations, such as this, will not stay on the market long.

COBBLE HILL
Classy and hip, Cobble Hill is a neighborhood with beautiful
brownstones and great restaurants. Surrounded by Carroll Gardens,
Boerum Hill, and Brooklyn Heights, this is one of the most sought
after neighborhoods in the borough.
When Cobble Hill was colonized by the Dutch, the area was used
as farmland and a fort. The fort would stay standing throughout the
American Revolution, and was one of the places George Washington
retreated to after the Battle of Long Island.
Cobble Hill was made part of Brooklyn in 1834. In the 1850's,
Brooklyn became extremely popular, and Cobble Hill built a ton of
row houses that are still standing to this day. By the 1880's,
Cobble Hill was packed with middle and upper class residents.
Cobble Hill escaped most of the negative moments NYC faced
during the 20th century. An influx of immigrants kept the
neighborhood afloat during the depression and a revitalization
effort saw brownstones being fixed up before theā¦
