DESCRIPTION
We are looking for someone to take over our lease at the beginning of October for a one-bedroom apartment, third floor walk-up, in the Lower East Side. PET-FRIENDLY! This is one of the few apartment buildings in the area that has a dog-friendly policy with no particular weight restriction for the dog.
Our apartment is also being advertised on Streeteasy by our brokers for more rent per month ($2550) plus a broker's fee.

So this is why a lease takeover would save a lot of money - for a takeover, there is no brokers fee, and you pay the lower rent that we signed for our lease. Our lease ends on May 31, 2020, so you have the better part of a year with our current rent price. As well, the rent does not vary too much from year to year, so it won't go up a lot in 2020.
Located on Orchard and Houston, one block away from the F and three blocks away from the JMZ. Just south of the East Village and a 10 minute walk to neighboring SoHo, Greenwich Village, and Chinatown.
$2500 a month includes heat and hot water.
Apartment Description:
When you enter the apartment, you'll see the kitchen in front of you and the bathroom to the left. It is an open-kitchen layout that looks out over the living room on the right. The kitchen has a nice bar area that can be used for extra counter space or to eat at if you have bar stools. The living room has an AC unit already installed, and can fit a dining table, small sofa, and some bookshelves.
The living flows into the bedroom, which has two big and bright windows that face the east. Direct sunlight shines in from 8 AM to around 1 PM, with indirect but good light for the rest of the day.
The bathroom has the advantage of 2 windows, one near the toilet and one overlooking the shower/tub. The full-sized tub is much more spacious than a regular tub, and the fixtures are fairly new.
There are two closets, one in the bedroom and one in the living room.
The building is quiet and maintenance does a good job of cleaning the halls and stairways. No laundry in building, but there is a good laundromat a block away.
This is a great neighborhood for eating, relaxing, and walking around. We are two blocks from Whole Foods, right next to Russ and Daughters, Katz's, and a really good Indian deli across the street. We are sorry to leave this apartment, but we want to be nearer to friends and family in Brooklyn.
Application Process:
We (the residents) will be showing the apartment and can answer all questions about living here. If you like what you see, you can apply with the management company, which is two blocks away, and they will start the ball rolling for the lease-takeover.
To apply, you'll need an application form, $75 application fee, copy of photo ID, recent bank statements, copies of consecutive pay stubs, and an employment letter, and tax returns. The management company is called Misrahi Realty, and they have always been very clear and upfront in our interactions.

Bound by the Bowery and the East River, the Lower East Side is
an eclectic mix of many cultures and energies. With Houston Street
to the North and the Manhattan Bridge to the south, this
neighborhood has a lot to offer to people visiting the area as well
as those who already live here.
Occupied by the Lenape people before Dutch colonization, the
Lower East Side was perfect for farming and agriculture due to its
proximity to the river. Over time, however, the area was made into
a residential neighborhood to support the growing population of the
city and for the strategic location of Corlears Hook, a notable
site that sailors used for navigation.
Starting after the American Revolution, the area became very
popular with immigrants of German descent. The new
micro-neighborhood of "Little Germany" was established but, as
things tend to happen in NYC, they were soon sharing the area with
large Italian Jewish populations.
