DESCRIPTION
Hello!

Our rental is a SHORT TERM RENTAL / SUMMER SUBLET.   Available ONLY for JULY AND AUGUST 2023.  The dates are a BIT FLEXIBLE, but not very.

Description of the apartment:

The apartment is a true 3 bedroom, but we use one as an office and one as a living room.  Living room sofa converts into a decently comfortable bed (giving you a second bedroom).  

We are on the top (3rd) floor in a newer triplex.  Big windows in the front and back of the apartment, so we get a lot of sunlight and breezes when we open the windows.  Very quick access to the roof which is little used.  All yours.  I spend a lot of time up there, sometimes gardening, doing wood shop stuff and bike maintenance.  Really lovely spot.  I think it is the best feature of the rental (see VIDEO).  

We have an HERB GARDEN on the roof.  It is stocked with cilantro, basil, mojito mint, hot peppers, spicy oregano, rosemary and sage.  We planted the garden in the hopes that our summer renter would use and water the garden.  Interest in the garden is a plus, but not a requirement to rent the apartment.  

Kitchen has electric stovetop, oven, microwave, toaster oven, and instantpot.  We also have a Nespresso machine and coffee pods.  There is a dishwasher but it does not work (model is discontinued so no replacing).    

WIFI of course, and many streaming subscriptions (HULU, Netflix, HBO, Apple, Prime).  Individual heater / air conditioner unit in each room.  Roomy bathroom with bidet and deep bathtub.

There is a small laundry in the building basement, but we use the laundromat across the street because it has better machines.  

Located 5 mins walk to the M train and 10 mins walk to the L train.  Both are a short trip to or from Manhattan.  There are also many nearby buses to downtown Brooklyn, Prospect Park, or elsewhere.  

NOTICE: The elevated M train runs above the street outside the apartment.  Trains pass regularly but are not loud (we do not have to adjust our TV volume for it).  And it only takes 5 seconds for a train to pass.  The bedroom is at the back of the apartment so it is even quieter.  You will very likely not be bothered by the train noise.  

Lots of good coffee, food and drink places nearby.  Ok biking neighborhood; there are bike lanes on many streets but no proper bike paths nearby.  We have 3 bikes and helmets that you can use if you decide to cycle.

Whoever rents our apartment for the summer will sign a RENTAL CONTRACT to protect both parties.  Exchange pics of IDs (drivers license or passport).  Pay a $500 DEPOSIT at the time of contract signing.  Pay July rent ($3000) at the time of move in, and the balance ($3000) at the start of August.
