DESCRIPTION
Recently Renovated, Fully Furnished 2BR/1BA Apartment Available for Sublet

- Minimum: 6 Months, Max: 9-10 Months
- Rent: $2800 for entire apartment ($1400 per room)
- ALL UTILITIES INCLUDED!! = Heat, Gas, Hot Water, Electricity, & High-Speed Internet/WiFi

My roommate and I are looking for 2 subletters for our Lower East Harlem apartment on the corner of E 103rd St and Lexington Ave (just steps away from the 6 train) starting mid-August. The exact move-in date is flexible, but it will be available on August 17th and we'd like to have it filled by September 1st. We're also pretty flexible on the duration of the sublet -  it can be anywhere from 6 to 10 months depending on your situation (ex: if you're a student and need it through the end of the school year).

The apartment was gut renovated right before we moved in so has brand new stainless steel appliances in the kitchen, a Washer/Dryer in-unit, hardwood floors, good-sized closets, and a beautiful stone & marble bathroom with a spa shower. It's on the top floor of a walk-up building, but you quickly get used to it because the pay-off is TONS of natural light, super convenient roof access, and not having to worry about any loud upstairs neighbors.

It's technically a 3BR/1BA, but we're subletting it out with just the 2 biggest bedrooms (we'll be storing all our personal stuff in the smaller 3rd bedroom to get it out of your way). The apartment is fully furnished and move-in ready, including both bedrooms. They're both spacious with big windows and good sized closets, and each come with a bed frame, full-size mattress, dresser/drawers, desk + desk chair, bookshelves, extra storage space + organizers, & a window AC unit. We also have 2 desktop monitors you can use for work if you'd like!

It's the perfect apartment to quarantine/work from home in - lots of space and sunlight, quiet neighborhood, roof access (for fresh air breaks), plenty of desk/table space, a laundry machine in-unit so you don't have to leave the apartment to do laundry, and everything else you could need within a few blocks. We've lived here for 2 years and absolutely love it!

The Apartment:

- In-Unit Laundry (Washer/Dryer)
- All Utilities Included (Heat, Gas, Hot Water, Electricity, & High-Speed Internet/WiFi)
- AC Window Units in Every Living Space (1 in the Living Room, 1 in Each Bedroom)
- Brand-New Stainless Steel Kitchen Appliances (gas stove, microwave, fridge)
- All Kitchenware Included (Pots, Pans, Baking Sheets, Silverware, Plates, Bowls, Mugs, Wineglasses, etc) - unless you want to use your own then we can store it!
- Fully Furnished Kitchen, Living Space, and Bedrooms
- Renovated Stone & Marble Bathroom w/ Huge Spa Shower
- On-Site Super (really responsive to any potential issues)
- Large-Screen TV w/ Roku in Living Room (+ another TV/Roku in one of the Bedrooms)
- Non-Smoking, No Pets

The Neighborhood:

- Grocery store directly across the street (less than a block walk)
- Only 3 blocks from Central Park
- Quieter, residential street with a community garden down the block
- Within a 5 minute walk: CVS, Duane Reade, Starbucks, Dunkin, a rock climbing gym, a normal gym, a library, an art gallery, multiple museums, bakeries, pizza shops, liquor/wine stores, nail salons, coffee shops, bodegas, & tons of restaurants, late-night eating, and take-out options

Transit Options:

- CitiBike dock on the corner (under 500 ft away)
- Trains: walking distance to the 6, Q, and 2/3
         - The 6 at 103rd St = under 500 ft away

EAST HARLEM

East Harlem, also known as Spanish Harlem or "El Barrio" to the locals, is a heavily residential neighborhood in Upper Manhattan. In fact, the population density here is about three times that of the city as a whole! Starting at 96th street and following 5th avenue all the way up to a point at 143rd, East Harlem is full of culture and energy that is celebrated to this day.

Fun Facts and History of East Harlem

In 1860, a residential settlement was developed on 110th St and 3rd Ave after residents were forced to move due to the construction of Central Park. By the 1880s, row houses in East Harlem became home to thousands of immigrants, mostly of German and Irish descent. Soon after, Italians began moving into the neighborhood in large numbers, and by the mid-1890s the neighborhood became known as Italian Harlem.

In 1919, the Lexington Avenue Subway (now the 4, 5, 6, lines) reached the neighborhood, which contributed to substantial population growth. At the time, the area had one…
