DESCRIPTION
Hi there! My name is Katie and my partner and I are breaking our lease early after living in this building since February 2020. I wouldn't have wanted to have spent the time of quarantine and the pandemic anywhere else--we genuinely made a ton of new friends (and their doggo children as everyone got a quarantine puppy including us). People in this building actually greet each other and have puppy play dates. Honestly, we'll be sad to leave. It is a truly stunning, new, 7th floor 2 bed 2 bath in a full amenities (24/7 doorman, gym, children's playroom, pingpong and billiards table, and incredibly kind and attentive staff) building with a 277 sq ft terrace overlooking trees with views of the Verazzano bridge, and Brooklyn! Seriously the most unreal outdoor space you could get. We already have furniture we can throw in for a low amount -- there currently including a corner sectional with a cover for rain, and a weathered wooden table and benches that can seat 6 people. It just requires an easy DIY wood stain project to make it look brand new. I also even have a planter where I recently planted wildflowers, tomatoes, and some other random stuff that I would be really happy to hand over to the next person, as well as several outdoor plants. Last year I grew amazingly tall and beautiful sunflowers. I've done yoga on the deck, and our puppy had a grass patch out there for quick pees in the night, we've had friends over. I cannot boast that space enough. The building also has a lovely roof deck with views over prospect park, some manhattan views, and 360 views of Brooklyn. There are cabanas where you can lounge, as well as several sections where you can actually reserve for parties with a grill and outdoor kitchen. The neighborhood of Lefferts Gardens/Prospect Park South and it is vibrant and constantly changing with new places cropping up on the main street of Flatbush seemingly every day. It is closest to the Parkside Q and the Church Ave Q & B, both express trains to Manhattan. There are plenty of grocery stores, ranging from gourmet to casual bodega, as well as restaurants and bars popping up all over. This is a community of young people, older people who have lived here for many years, and families.
The apartment has a back and moving/freight/package address/entrance at 31 Woodruff Ave, and it faces Woodruff ave, which is the quieter street. There are apartments that face the inner court, all looking at other apartments and the courtyard, and there are apartments that face the main Parkside Ave, which runs along Prospect Park and is a bit noisier -- we've loved how quiet it is back here. The master bedroom is an excellent size, fits a queen or even a King, two night stands, dresser drawers, a corner chair by the window, and a big book case. The apartment has high ceilings, and insane closet space (I should know), I have too much stuff. The master suite has what I like to call a his and hers closet. His is a spacious long closet with plenty of room, and the hers closet is a needle in a haystack enormous and decked out (shelves, hanging bars etc) true walk in closet. The master bath is a standup shower with a huge rain head shower and an additional nozzle, with plenty of room for a couple to shower in. All fixtures are updated and new. The living room is long and has fantastic light, two high windows, and a floor to ceiling window with door to the patio. There is a kitchen island, dishwasher, huge kitchen counter space with a section for bar stools. There is a very deep and great-sized coat closet upon walking in, an in-unit washer drier, a hallway with space for a lovely end table or book shelf that leads past the bathroom with tub, and to the second bedroom, which again can fit a queen easily, and has floor to ceiling windows with a door out to the patio. We used this as a creative room, with a big table for puzzles, crafts, etc; a comfy couch that friends could sleep on .
The person who would apply with our management company would be taking the apartment as-is on the 1st of July, and would have to be approved by management before hand as they will not be taking over the lease, but starting a new one. Our current rate has been $4450 including heat and hot water, however they have let us know that they will have a rent base on market value ready for a potential new client, so kindly be prepared for slight increase. In our opinion, it's been deeply worth it. Something to add is that I felt so safe in this building. Never any glaring issues with packages, the handy folk are amazing and are ready to come help whenever, and this place quickly felt like home. There is optional bike storage for 25 a month and a potential monthly spot at icon for $350 .
Please note that photos are currently not of the exact unit, but more or less the same (just white walls) and the layout reflecting the floor plan, which is indeed accurate. I'm sure I've left out little deatils, but please feel free to ask to come over (all vaccinated), do a video tour, or i'll take pics! (it's just a mess right now). We'd love to find someone fitting, who makes 40x rent, has a great credit score and will prove themselves to be great tenants with great credit scores. The management company is quite strict on all of that, and would need to vet anyone I suggest, so kindly only write me if you really feel this could be a fit for you.

Just below Prospect Park is the residential neighborhood of
Flatbush. Quiet and calm, yet still close to the action, Flatbush
is a popular neighborhood with families and young professionals
alike due to its proximity to the park, fabulous restaurants, and

Established in 1651, Flatbush went by the name of "Midwout" when
it was still a young Dutch Colony. Once the British took over in
1664, Flatbush became the central area of the new King's County,
