DESCRIPTION

We are moving out after a little more than a year of our 2-year lease and are looking for someone to take over April 1, 2016 - January 1, 2017.

The area:
- Avenir Place is located across from the Dunn Loring metro station (orange line) ~15 minutes to Arlington, ~20 minutes to DC
- Tons of retail below the building: District Taco, Jersey Mike's, Starbucks to name a few
- Harris Teeter will be open May 2016
- Lost Dog Cafe, Blackfinn Ameripub and the Mosaic District are all within a 5-10 minute walk

The apartment complex:
Avenir Place has 2 pools, 2 gyms, concierge service, coffee lounge, game room and business centers. There are also outdoor courtyards for grilling and hanging out.

Our apartment:
The apartment is the Aeon 3 layout.

Rent is $1,628/month + utilities/apartment fees (trash, sewer, etc.. never more than $10 a month).

What's great about taking over our lease, as opposed to going through the leasing department are a couple things:
- A new 9-month lease through the leasing dept is much more expensive than a 2 year lease, so by taking over for a "2 year lease" your rent will be cheaper (you save about $300/month!).
- All fees have already been paid for, except for your application fee to the leasing department - which we are willing to pay for
- We have 1 pet and got in at a lower pet fee of $25/month. If you are signing a brand new lease it would be $50/month (you don't have to pay it if you don't have an animal)
- Parking is $75/car.

The location is great. We are up on the 4th floor, right next to the elevator - makes move in a breeze. There's a HUGE walk-in closet with built-ins on both sides, and has tons of kitchen cabinet storage.
