What is wrong with using a real estate apartment broker in New York City?
There is nothing wrong with using an apartment broker. In fact, we believe they perform an important service to the city and deserve to be compensated for it. Apartment brokers do not force you to use their services, and are usually quite upfront about the fees they will charge you. With just a few exceptions, you can find any given apartment either through a broker or on your own. A broker provides access to listings, landlord contact numbers, and navigation around the city at a cost of approximately 2 months of rent. Most brokers charge 15% of 1 year of rent when you sign a 1 year lease.
Unfortunately, with aparments becoming increasingly more expensive and landlords becoming increasingly more strict, we understand that many apartments hunters want a lower cost alternative to using brokers, or simply want to take more control over the apartment selection process. Rent Hop offers both a free and superior way for finding and browsing listings.
Are there ways to find an apartment in Manhattan without paying a broker fee?
Yes. There have always been ways to find no fee apartments in New York City. In the past, an apartment hunter needed to know through word of mouth to find such apartments, or be lucky and find an advertisement in the newspaper for a no fee apartment.
Fortunately, with the birth of luxury highrise buildings and 24/7 doorman staffing services, no fee apartments have become easier to find. An apartment hunter can often walk around their neighborhood of choice and ask the doormen about available listings, or at least find the landlord’s contact information. Some luxury highrise buildings are large enough to contain their own in-house leasing office, and almost always charge no fee as long as you show up by yourself, without a broker. If a broker introduces you to the building, you’ve already signed an agreement to pay the broker fee.
Still, finding an apartment on your own, without an apartment broker, can still be a laborious process. You need to scour the neighborhood or the Internet for listings, building-by-building, and then attempt to find reliable contact information to schedule viewings or apply for a lease. Do you charge any money for access to your listings?
We do not charge any fees for access to our New York City apartment listings. All of the information we provide is publicly available on the Internet, and contain most if not all of the apartments a broker could show you. We hope to save you time in your no fee apartment search by collecting all of the listings together onto one site, and providing you with all of the information you need to schedule and view an apartment without paying a broker fee.
